Located within the 83-acre mixed-use, transit-oriented Bay Meadows development, Hawthorne features 54 spacious 1, 2, and 3-bedroom residences and an exclusive collection of three-story townhomes. The sophisticated design includes open web trusses, Mass Plywood Panels (MPP), Cross Laminated Timber (CLT) panels, and Micro CLT strategically located throughout the structure to maximize efficiency.
On the top floor, the use of exposed CLT as the primary roof structure plays a dual purpose: the aesthetic quality of the natural materials and clean lines, as well as a structural advantage for flexibility on locations of rooftop equipment, solar, and building maintenance requirements. MPP was used throughout concealed locations, leveraging the product’s ability to maximize dual-span locations.
The three-story townhomes provided a unique opportunity to utilize CLT for all levels of horizontal framing. The result is four premier units with exposed CLT throughout, including a shed-roof design boasting 16’ ceiling heights and exposed CLT continuing through the exterior to the outside.
The project required a construction team committed to the benefits of mass timber; consequently, Wood Inc. successfully led the team in adopting mass timber, not only post-building permit issuance but also after the construction had begun.
